Your project manager

From the point we arrive onsite, your project will be in the hands of a project manager. He will meet with you regularly to view and discus progress and answer any questions you may have. You will also receive a progress report every two weeks showing what percentage of the works have been completed, so you will know exactly what work you are being asked to pay for.

Site teams

Our standard working hours are from 8am to 5pm Monday to Friday and 8am to 1pm on Saturday, subject to contract. Your team will be uniformed, polite and respectful. They will have their own separate facilities from WC to tea-making, so you will not be required to share or give over any facilities in your home.

Building control

Approved Private Building Inspectors or council-run Building Control Officers ensure the Building Regulations are adhered to. The regulations provide the standard and certain specifications that any building work must follow. They apply in principal to all works, and most works involving any structural alteration or addition will require a Completion Certificate. The purpose of these regulations is to ensure quality and safety of building work.

Inspectors will visit at intervals to ensure these specifications are being met, and will issue a certificate at the completion of the work. Our policy is that we will not agree to carry out work that will not satisfy building regulations and that work will only be carried out by suitably trained professionals.

Insurance

We carry insurance covering:

Our insurance specifically covers basement excavation work, not just 'underpinning'. This is a special condition that would not be included in a general policy for building work or 'shallow underpinning'. If you are comparing a number of basement contractors we strongly advise that you check each contractor if fully covered for the work.

A statement of our insurance will be provided before works commence. If you require additional or alternative insurance this can be arranged at cost subject to availability.

Warrantees

Our high level of technical competency, quality of service and adherence to current health and safety regulations is reflected by our membership with the Construction Guarantee Services Ltd.

Defects period

Your initial defects period of three months gives everything the chance to settle in and any minor problems can be ironed out.

Project warrantees

The whole basement installation is covered by BasementWorks' standard twelve-month general defects warrantee. In addition, electrical and plumbing installations are covered for two years. In the event of a major structural defect your basement is covered by our Liability Insurances for six years.

Our Delta Membrane System waterproofing installations are covered by an insurance-backed ten-year guarantee. Delta Membrane Systems provide a further insurance-backed 30 year warrantee for their materials.

Additional cover

At additional cost we can offer bespoke warrantees with third-party underwritten insurance, offering up to six or even ten years cover.

Other items

Kitchens and utilities are covered by their suppliers own warranty. Your pump, boiler and air conditioning systems must be covered by a standard service contract.
